Below i will put the industry standard pricing for multiple deck sizes as well as with different material choices! Updated 9-2-24
- Basic pressure treated wood deck, Complete new build price on average.
- Basic composite deck with white vinyl hand railings, Complete new build price on average.
*** NOTE ***
These prices reflect decks with a height of 6' or less, Complete new build including permits, plans, materials, labor, pouring concrete footings, as well as pouring a concrete pad for the stairs to sit on.
Type of composite or hand railing selected will change the prices listed above.
When trying to make the best decision on your exteriors investment it’s very important to note the pros & cons on a composite deck over a full wood deck. Please examine the diagram comparing a composite deck V.S a wood deck!
Keep in mind, the diagram is based primarily on using a high-quality composite material, Brands include Timber Tech material.
It’s worth noting, there will be small differences when it comes to using a cheaper more cost-effective material. These differences could include fading, scratching, warping, grainy textures, and heat exposure to touch. If you have any questions, contact us at Maniaci Construction and we will be more than happy to help!
I'm glad you asked! let me explain...
If you look to the picture on the right ----> or Above ''if on phone"
you can see a weird white mold circled in red growing on the structure of this deck. This mold will end the life span of the deck to around 10 -15 years, Even if you have a "maintenance free" composite deck!!!!
This is due to using a cheaper pressure treated material that everyone else uses besides us. We use a specialty colored and treated lumber that resists this mold: protecting your investment for many more years to come compared to the other guys....
While in some cases when a deck has been maintained properly and has good bones we can offer less expensive options to update the look of your deck such as:
The 14'x24' deck in the picture to the Left <---- or Above ''if on phone"
was a candidate for a deck revamp, as you can see our company installed a budget friendly, maintenance free, grey composite decking as well as installed a good quality white vinyl hand railing system! We also did have to add more framing joists to retrofit her deck to accept composite decking boards. Costing around $23,000.00 Saving the customer over $14,000.00 as a complete rebuild for her deck would've costed around $37,000.00 after permits, dump fees, labor, & materials!
These 5 things listed above are huge determining factors when it comes to being eligible to reuse the structure of your deck or stairs. If you answered yes to any of these 5 questions then it is highly likely you are due for a complete rebuild.
If you look at the picture on the Right ----> , or Above ''if on phone". This stair case / deck was not eligible for a revamp and a complete rebuild was required. It didn't have proper 6x6 support posts or footings, the stairs were rotten on the bottom, as well as not sitting on a concrete pad. Also the stairs had open risers / steps. All of which were out of code.
It is important to note a vast majority of decks come in all shapes and sizes, to see if your deck is a candidate for this option please reach out to us for a consultation!
There are many reasons why decks are so expensive, i will list those reasons below!
Yes we have seen a dramatic price increase on all construction projects since 2021, especially for decks!
For starters, is it even possible to get a deck to last more than the expected 20 -25 year life expectancy? The simple answer is YES!!! If you follow my steps you can achieve 30+ years out of your deck.
1. The #1 cause of premature deck failures come from a lack of maintenance. A lack of maintenance could include not power washing the deck once a year along with staining the wood every 3-5 years.
2. Why is it so important to power wash the deck once a year?
Power washing is important because you need to remove any organic matters from growing on the deck, these organic matters include mold, algae, or fungus. All of which must feed on your deck to survive, thus weakening the structure. The most common area overlooked on power washing is the joists / substructure of the deck!!!
3. Why is staining so important? Staining is important because it creates a layer between the wood and the outside elements. Choosing the right stain is just as important. The #1 stain someone with a wood deck should use is an oil based transparent or semi-transparent stain. Using a thin viscosity stain will allow full saturation into the wood fibers ensuring maximum protection against the elements.
4. Using quality materials along with correct building code practices will add to the longevity of your deck. Making sure to use pressure treated lumber and galvanized hardware will go a long way on your exterior project.
5. Having Maniaci Construction Inc. Build your next deck is a sure way to get the most enjoyment out of your deck investment that will last many years to Come!!!
